One of the best ones is Wordtracker. You can a free trial to test drive it

A lot of the comercial keyword tools reference wordtracker and overture which is now off line

it's true. Inventory overture was a good keyword tool.

This post will appear almost irrelevant to your answer.

However, there is monstrosity of a keyword list in this guys report.

It is the best list I have ever seen in one place and happens to be contained in a free report that I just came across last week.

I prefer Google Adwords. The reason for this is the fact that almost all the webmasters try to get good rankings on Google for their websites and Specific Keywords. If you use Google Adwords, you will also get information about the Number of Times the keyword has been used to Search something in Google. Hence, this will help you to Optimize your website according to the Keywords.
